What is sealcoating?

Sealcoating is a protective layer applied to asphalt pavement, much like "sunblock" for your parking lot. It shields against water, oil, UV damage, and other elements while enhancing curb appeal with a deep satin black finish. Sealcoat can be applied using various methods, including brush coat, spray coat, or squeegee coat, each offering unique benefits. Sometimes, these methods are combined for optimal results on the same property.

Regularly scheduled parking lot maintenance, including sealcoating, can significantly extend the lifespan of your asphalt, potentially doubling its life expectancy. This approach saves money over time, as sealcoating is far more cost-effective per square foot compared to extensive asphalt repairs.

Sealcoating Application Methods

Each method of sealcoat applications have their own set of advantages. Different types of methods can be mixed and matched depending on your project requirements.

The spray method allows for better control over the amount of material used and ensures a more precise application. However, spraying sealant is often misunderstood if the operator 'thins' the material or applies it at a low spread rate.

The benefits of using a squeegee application are that it effectively gets the sealer into all the nooks and crannies of the bare asphalt. For maximum effectiveness, we can apply a base squeegee coat followed by a second layer using a spray application.

The brush method is used in confined areas where our equipment rigs can't reach, providing maximum control and eliminating overspray from wand applications. Typically, we use the brush method for all surrounding edges of the property, effectively "cutting in."
